Details:
The goal of developing a 35,000 sq. ft. structure of superior quality and value, coincided with awareness that the delivery system must perform efficiently in orchestrating the requirements of the design statements, structural analysis, and cost effective integration of building materials and systems. With the architect, general contractor, structural engineer, and precaster meeting and integrating critical information in the very early design stages, maximized the use of 8 inch Flexicore spans and produced a 12 ft wide load-bearing precast wall panel solution at both interior and exterior walls for cost and structural efficiency.
Open communication and multi-tasking allowed the scheduled to be foreshortened, to starting footings in early June, and giving the owner occupancy in April - under eleven months! With the use of total precast structure, including stair risers, landings, and elevator shaft walls, the structural precast building was assembled in just seven weeks!
